63 Dryer Vent Cleaned in Manhattan Residential Building

The management of the residential building in Upper East Side contacted us to clean 63 stackable dryers covering 13 floors. The building was a late 90s development type; the dryers have not been cleaned for 5-6 years.

Technicians estimate identified a problem with risers and clogged roof fans. It took our team five days working from 8 am to 8 pm to clean the vents and roof fans. Teams of three technicians worked on the project in shifts.

After the cleaning, we sent an email report to the superintendent with photos of the dryers and riser before and after the cleaning and recommendations for preventive maintenance in the building.

- 2,900 home clothes dryer fires are reported each year and cause an estimated five deaths, 100 injuries, and $35 million in property loss.
- Failure to clean the dryer (34 percent) is the leading cause of home clothes dryer fires.
- More home clothes dryer fires occur in the fall and winter months, peaking in January.

The dryer must be checked and cleaned by a professional at least once a year. If the tenants often use their dryer, the exhaust vents should be cleaned every six months.

The building manager was concerned about the frequent fires in New York City residential buildings. The main reason for such fires – clogged dryers. The building superintendent approached us for quotes for building maintenance. We estimated the building, offered a reasonable price, and proceeded with the service.

The building had two types of dryer vents: flex and semi-right type, which are not recommended by the International dryer installation CODE 1502.2. These two dryer connectors types are not recommended to use:

The building manager refused to replace connection vents with trusted and safe ones. Technicians cleaned those used by the residents.

Dryer Machine Cleaning is as essential as dryer vent cleaning itself. Dryer vents cleaned from the lint can easily get clogged again if the Dryer Machine (around the engine area) hasn't been cleaned.
